Preparing The Property For Your Photoshoot

Our goal is simple: make sure your property looks its best so that you are ecstatic with the results. When preparing for a real estate photoshoot, taking a few proactive steps can make a big difference in how your property is showcased. Here are some essential tips for you:

 Exterior

    • Remove any unnecessary items from the front porch, entryway, and outdoor spaces.

    • Clean windows, gutters, and outdoor lighting fixtures to ensure everything shines.

  •  Repair and Touch-Up:

    • Fix minor damages like chipped paint, broken fixtures, or cracked steps.

    • Replace outdated hardware or worn-out signage that might detract from your property’s appeal.

  •  Optimize Lighting:

    • Schedule the photoshoot during the “golden hour” (early morning or late afternoon) for soft, flattering light.

    • Make sure all outdoor lights are working, as twilight shots can add extra charm.

  •  Plan for Drone Photography (if applicable):

    • Ensure there’s a clear line of sight free from obstacles like overgrown trees or power lines.

    • Obtain any necessary permissions if your property is in a regulated area.

  •  Consult with Your Photographer:

    • Ask for recommendations or a checklist tailored to your property’s needs.

    • Share any specific features you’d like to highlight to ensure they capture the most attractive angles.

Interior

    o   Add tasteful decor, such as fresh flowers or art, to bring warmth and style without overwhelming the space.

  •  Enhance Lighting:

    o   Turn on all lights to brighten darker areas and create an inviting atmosphere.

  •  Neutralize and Repair:

    o   Consider painting walls in neutral colors to appeal to a broader audience.

    o   Fix minor repairs, such as squeaky doors, loose handles, or chipped paint, to create a polished look.

  •  Set the Scene:

    o   Create inviting settings in key rooms like the living room, dining area, and kitchen.

  • Schedule your photoshoot with as much time in advance that you think you will need for any preparations or repairs that you may want to make. There may be instances where same-day photoshoots can be done (for an additional fee) so it is best to schedule them in advance. 
  • If aerial photography will be done, it also allows us to verify that there are no FAA flight restrictions that would impede or delay your flight. If FAA authorization is required, it will give us the time to obtain it. We can give you the FAA flight restriction information the same day you contact us so that you know if there will be any delays.
Although a dog chasing a drone may make for a spectacular YouTube/Vimeo/Instagram video, we recommend that all pets are kept inside since we do not want to disturb or traumatize them while we are flying.
